lol that's not what the finally was about, this is my original account now, i forgot all the info for it and thought it was deleted. so i thought i had to create a new one, but when i got here i found one of my old comments and saw the name of my original account and the finally is for my brain actually kicking in and finally remembering what the password was because the email i originally had registered with is now no longer here.

Her kid damaged two practically brand new high-end windows, she put massive holes in the walls with carpentry nails and screws which caused me to mend and repaint the entire apartment, I back charged her labor for repairs I had done that were not charged previous, and the kid put three large deep scrapes in the ceiling.
So she was surprised when, not only did she not get her entire damage deposit back, she had to pay an additional $150 to cover the expenses.
She threatened to sue me claiming that this all was personal. "Terrific, I'll see you then" was my reply.
The next day she asked to settle out of court for half of her deposit. "No thanks, I'll win" was my reply.
This woman was a pain in the ass from the get go and spoke to people as if they were around to serve her. When I grew sick of having simple requests such as "please break down the boxes before you put them in the trash" ignored several times and arguments about how other tenants could go back to sleep if her kids stomped up and down the stairs at 7:30 in the morning, I decided enough was enough. She didn't like the fact that someone could and did argue over her which quickly escalated into me having to be much sterner than I had ever cared for with another human being.
When she moved I sang "ding dong the witch is dead".

I don't envy you at all being a landlord. I used to manage and lease commercial property and that was bad enough. Chinese restaurants were the worst tenants. They would move out (midnight move outs) and cut the electricity off but leave food in the refrigerators/freezers. It could be up to 14 days before I would know it (used to take bi-monthly trips to all of my centers for inspection) and walking into a place like that was just horrible.
I'm glad you don't have to deal with the witch any more!!

Ugh, no fun, Biff.
Wife and I were just in Toronto on vacation. Got one of "those calls" on Monday from my dad-- "Uh, we just stopped at your house to check on your cats, and one of the pipes going to your water heater has a leak. I shut off the water to it, turned the heater off, and have your dehumidifier going, but some stuff got pretty wet." Yay!
Things were fine when we left on Sunday morning, so thankfully it hadn't been going on for more than a day and a half, and it's a Godsend that my parents were coming over almost daily to check on our cats, otherwise we would have returned home to standing water down there.
Got home on Thursday night and carpet/padding was still quite wet in some areas. On Friday morning we had a plumber come out to fix the pipe and replace the water heater (old one was about eight years old). At first we weren't going to file an insurance claim for the water damage, but as we had a chance to look more closely at things we found it was a bit more extensive than we first thought, so we've proceeded with that as well. A water restoration company came out and has a bunch of drying equipment running, and early next week will send somebody out to work with us for replacing the carpet/padding that was damaged.
A couple of "neat" things I've taken away from this:
1. The work we did on our own to help dry things-- pulling back the carpet and padding, getting my dehumidifier and fans running, my parents taking a couple hours on Monday to shop-vac/mop stuff up-- all those should make our insurance company knock some money off the deductible we have to pay.
2. GR folks will know that FBHW do ads for Penning Plumbing. Gave them a call for the water heater issues and they were fantastic. Just like FBHW mention on their ads, they go over all the options and price-points, giving you the pros/cons for each possible choice, but don't pressure you at all. The guy doing the work for us also once did work at Zane's old house.

They cost a little bit more but will do a better job than most. My company works with them all the time for water damage problems.

Good to know! I'm not sure if the company currently drying things out does or chooses the carpet company, but I'll have that name handy in case we have any say.
They stopped by to check things on Saturday and their moisture readings showed a good improvement, so all the fans/dehumidifiers should be taken out on Monday. Hopefully that means on Monday or Tuesday their rebuild project manager can come over so we can start planning the carpet replacement.

Insurance adjuster came over this morning and the news was quite pleasing. The damage done to some of our personal items, plus the work we did cleaning stuff up/drying stuff out prior to the arrival of the restoration company was valued well over our deductible, so State Farm will actually be cutting us a check, rather than the other way around.
The carpet itself won't get replaced (was clean water that flooded, which thankfully greatly reduces the chance for mold), but insurance will cover new padding, a contractor to re-attach the carpet, and a shampoo job for the whole basement.
